Dear Resident, 

The number of sales in Waitakere City in July was 409 up from 384 in June (figures exclude sections).  The median selling price was up $11,000 from $700,000 in June to $711,000 in July, and the average days to sell increased by 1 day to 27 in July compared to 26 days in June. 

West Auckland did better than Auckland overall where for the first time in many months the median selling price actually fell.  This could be an early sign that a little of the heat may be coming out of the market because of the pending (1st Oct) restrictions for rental investors in Auckland. 

Having said that the next OCR review is due in August and the probability is a further 0.25% cut which will help lift prices.
